1. Legal Entity Disclosure
Virtual Property Master is a product of ZenByte Technologies. References to 'Company' mean ZenByte Technologies.
2. Acceptance of Terms
By accessing or using the platform, you agree to be legally bound by this Agreement. Continued use constitutes acceptance.
3. Description of Services
The platform provides rental property management tools, tenant tracking, payment dashboards, automated reminders, reporting tools, and optional Aadhaar/KYC storage.
4. License Grant
A limited, non-exclusive, non-transferable license is granted. Reverse engineering, resale, or reproduction is prohibited.
5. User Obligations
Users must ensure lawful consent for uploaded tenant data and comply with landlord laws. The platform is not liable for tenant disputes.
6. Subscription Terms
Monthly, Annual, and Enterprise plans are available. Subscriptions auto-renew unless cancelled prior to renewal date.
7. Payment Terms
On the website, VPM plan bills and online rent payments are processed by PayU. Applicable GST is charged where required. Non-payment may result in suspension. The Android and iOS apps do not take payments (see section 15).
8. Refund Policy
7-day refund window for first-time subscription if not substantially used. No refunds for renewal payments.
9. Disclaimer of Warranties
Service provided 'AS IS' without guarantees of uninterrupted availability or tenant payment performance.
10. Limitation of Liability
Maximum liability limited to subscription fees paid in the preceding 12 months.
11. Indemnification
Users agree to indemnify the proprietor against claims arising from misuse or unlawful activity.
12. Termination
Accounts may be suspended or terminated for fraud, abuse, illegal activity, or non-payment.
13. Force Majeure
No liability for failures due to natural disasters, internet outages, cyber attacks, or government restrictions.
14. Governing Law & Jurisdiction
This Agreement is governed by the laws of India. Courts of Bangalore, Karnataka shall have exclusive jurisdiction.
15. Rent Payments and Verification
Rent is owed by the tenant to the landlord, and VPM is not a party to the tenancy. In the Android and iOS apps, tenants pay in their own UPI app and upload a screenshot. A screenshot is a claim, not proof: rent shows as paid only after the landlord confirms the money reached them. A landlord may mark a claim "Payment not verified" with a reason. Uploading a false or edited screenshot is misuse of the platform. On the website, online payments through PayU are marked paid when PayU confirms them.
16. Website and App Features
The Android and iOS apps are a simplified version of VPM. Card, net banking and gateway payments, VPM plan billing and Rent Boost are available on the website only. Aadhaar OTP verification works in the apps. Verify with DigiLocker opens in the phone browser, and the app updates when that consent is finished.
17. Aadhaar and KYC
Aadhaar OTP verification is done through a licensed KYC provider with the tenant's consent. Landlords must use tenant identity details only to manage the tenancy and as the law allows.
18. Rent Boost (Website Only)
Rent Boost creates AI previews of a room with rented furniture. Previews are illustrations and may not match exact sizes, colours or fit. Rent and area estimates come from listings and are not a promise that rent will increase. Furniture is rented from independent partners under their own terms; VPM is not the seller or renter of that furniture.
